Yes. Under Queensland law (Pool Safety Act 2010), sellers must either provide a valid pool safety certificate to the buyer at settlement, or provide a Form 36 notice disclosing there is no certificate. However, providing a certificate protects you from price negotiations and delays. We strongly recommend getting your certificate before you list your property.
Our pool safety inspection is $149. If your pool passes, we lodge the certificate with QBCC on your behalf — the Queensland Government certificate fee is an additional $44.26. If your pool requires adjustments and a re-inspection, the re-inspection is $99. A pre-inspection planning consultation is available for $99 and is a great way to avoid a failed first inspection.
For non-shared pools (standard residential pools), the certificate is valid for 2 years when issued for the purposes of sale or lease. For shared pools (such as in a unit complex), the certificate must be renewed every 1 year.
Our inspector checks: pool barrier height and condition, self-closing and self-latching gate mechanisms, the non-climbable zone (NCZ) on both sides of the fence, pool signage including a current CPR sign, fence footings and structural integrity, and compliance with Australian Standard AS1926. We provide a written report of any non-conformances found.
You'll receive a written Nonconformity Notice listing exactly what needs to be fixed. Most issues are minor — loose latches, adjusting gate closers, trimming overhanging vegetation — and can be fixed affordably. Once rectified, book our $99 re-inspection and we'll return to certify your pool. Most pools pass the second time.
Yes. Queensland landlords must hold a current pool safety certificate before entering into a new residential tenancy agreement for a property with a pool. The certificate must be provided to the tenant. Without one, you cannot lawfully sign a new lease. We provide fast turnaround for property managers and landlords across the Sunshine Coast.

When selling a property, the seller is responsible for either providing a pool safety certificate at settlement or issuing a Form 36. When renting, the landlord must hold a valid certificate.
